These terms govern your use of the Tyrol Crest Estates website and your purchase of our digital research guides. By using the site, you're agreeing to them. We've written them in plain English because legal documents that hide behind jargon tend to serve the writer, not the reader, and we'd rather you actually understand where you stand. What this website is
Tyrol Crest Estates publishes educational material about alpine property markets, with a focus on the Austrian Tirol — Innsbruck, the Kitzbühel Alps, the Ötztal, and the Stubaital. The pages on this site walk through price levels, acquisition costs, seasonal rental yields, and occupancy patterns, drawing on publicly available data sources that we cite on our Data Sources page. We also sell longer-form digital investment guides, priced between $39 and $79, for readers who want the full treatment of a particular market.
Everything we publish — every page, every table, every guide — is educational content. That phrase isn't a disclaimer boilerplate we've pasted in; it's an accurate description of the product. We research markets, we organize the numbers, we explain the mechanics, and we share what we've learned. What you do with that education is your decision, made with your own professional advisers.

Nothing on this website or in any of our guides constitutes investment advice, tax advice, legal advice, or a recommendation that you buy, sell, or hold any particular property or other asset. We don't know your financial situation, your tax residency, your risk tolerance, or your objectives, and generic market research can't substitute for advice tailored to those things. Property investment — especially cross-border property investment — carries real risks: prices fall, rental markets soften, currencies move, regulations change, and transaction costs bite. Austrian rules around foreign buyers, land transfer, and short-term letting vary by municipality and have changed materially in recent years; they can change again.
Before committing money to any property, consult a licensed Austrian attorney (Rechtsanwalt) for the legal and land-registry side, a tax adviser (Steuerberater) for the fiscal treatment in both Austria and your home country, and, where relevant, a financial adviser licensed in your jurisdiction. Our material is designed to make you a better-informed client of those professionals, not to replace them. If anything on this site reads to you like a personal recommendation, please treat that as a failure of our wording, not as our intent — and tell us, so we can fix it.
No brokerage services
Tyrol Crest Estates is not a real estate brokerage, agency, or intermediary, in the United States, Austria, or anywhere else. We don't list properties for sale, we don't represent buyers or sellers, we don't negotiate transactions, we don't hold deposits or client funds, and we don't earn commissions, referral fees, or finder's fees from brokers, developers, or agents. If a page mentions typical asking-price levels in a market, that's market research, not an offer of any specific property. If you want to buy in the Tirol, you'll need a licensed Austrian real estate professional (Immobilienmakler) for the transaction itself — and we're happy that our research helps you interview and work with one more effectively.
Figures, estimates, and sources
The numbers on this site — price-per-square-meter ranges, yield estimates, occupancy percentages, acquisition cost breakdowns — are estimates built from cited public sources: national and regional statistics offices, land-registry data where published, listing-portal aggregates, and tourism board occupancy reporting. Our Method Notes page explains how we turn raw source data into the figures you see, and our Data Sources page lists where each category of number comes from.
Estimates have limits, and we want you to understand them. Listing-portal prices reflect asking prices, not achieved prices. Yield figures are gross or net-of-stated-costs estimates for a typical property, not a promise about any specific unit. Occupancy data for a resort town doesn't predict the occupancy of a particular chalet on a particular street. Markets move between the date we gather data and the date you read the page. We update our pages periodically and log substantive corrections on our Corrections page, but you should treat every figure here as a well-researched starting point for your own due diligence — never as the final word.
No warranty of accuracy
We work hard to get things right, and our corrections process exists because we take accuracy seriously. But this website and all its content are provided "as is" and "as available," without warranties of any kind, express or implied. We don't warrant that the content is accurate, complete, current, or suitable for your purposes; that the site will be available without interruption; or that any estimate will match what you find in the market. To the fullest extent permitted by law, we disclaim all implied warranties, including implied warranties of merchantability and fitness for a particular purpose. If a number on this site matters to a decision you're making — and we hope several do — verify it against the cited source and your own advisers before relying on it.
Limitation of liability
To the maximum extent permitted by applicable law, Tyrol Crest Estates LLC, Tyrol Crest Estates GmbH, and their members, managers, employees, and contributors will not be liable for any indirect, incidental, consequential, special, or punitive damages — including lost profits, lost investment returns, or losses from decisions made in reliance on this site's content — arising out of or connected with your use of the site or our guides, even if we've been advised such damages were possible. Where liability can't be excluded entirely, our aggregate liability to you for any claim arising from the site or a guide purchase is limited to the amount you actually paid us for guides in the twelve months before the claim, or one hundred US dollars if you've purchased nothing. Some jurisdictions don't allow certain liability limits, so some of this paragraph may not apply to you; in that case, our liability is limited to the smallest amount the law allows.
None of this limits liability for anything that can't legally be limited — fraud, for example, or willful misconduct. And nothing in these terms reduces any statutory consumer rights you hold that can't be waived by contract.
Intellectual property
The content of this site belongs to us. That includes the written text of every page and guide, the SVG maps and diagrams we drew to illustrate valley geography and market structure, the tables we've compiled from source data, and the photographs we commissioned or shot for the site. All of it is protected by copyright and, where applicable, other intellectual property laws in the United States, Austria, and internationally.
You're welcome to read the site, share links to it, and quote brief excerpts with attribution and a link back — that's normal fair dealing, and we'd never object to it. You may not, without our written permission, republish substantial portions of our text, redistribute or resell our guides, scrape the site at scale, reuse our maps or photographs on your own site or materials, or present our research as your own. Purchased guides are licensed to you personally for your own reading; the license doesn't include sharing the files publicly, posting them to file-sharing services, or reselling them. If you'd like to license our material for a course, publication, or commercial use, write to us — we're generally glad to say yes when asked properly.
Acceptable use
You agree to use this site lawfully and considerately. That means you won't attempt to disrupt the site or probe its security; won't use automated scraping at volumes that burden the server; won't misrepresent your identity when contacting us; won't use our contact form to send spam, solicitations, or anything unlawful; and won't use the site's content in a way that infringes our rights or anyone else's. We reserve the right to block access from addresses that abuse the site, though in a site this quiet it's a right we've so far never needed to exercise.
Digital products and the refund policy
Our investment guides, priced between $39 and $79 depending on the market and depth, are digital products delivered electronically. Your purchase is governed by these terms and additionally by our Refund Policy, which forms part of the contract for every guide sale. In brief, because digital files can't be "returned," the refund policy sets out the specific circumstances — such as a corrupted file, a duplicate charge, or a guide that materially fails to match its description — under which we refund purchases, and the window in which to ask. Please read it before buying; by completing a purchase you accept both documents. Prices are in US dollars, payment is processed by our payment provider under their own terms, and card details never pass through our systems.
Links to other sites
Our pages link to external sources — statistics offices, tourism boards, the Open-Meteo weather service, and others — because citing sources is how research earns trust. External sites have their own terms and privacy practices, which we don't control and aren't responsible for. A link from us is a citation, not an endorsement of everything the linked site does.
Governing law and disputes
These terms, and any dispute arising from your use of this website or a purchase of our digital guides, are governed by the laws of the State of New Jersey, USA, without regard to conflict-of-laws rules. You agree that the state and federal courts located in New Jersey have exclusive jurisdiction over such disputes, and you consent to the venue of those courts. Nothing in this section deprives EU or UK consumers of mandatory protections, or the right to sue in their home courts, where applicable consumer law provides those rights non-waivably — but where the law permits a choice, New Jersey law and New Jersey courts are the choice both parties agree to.
Changes to these terms
We may revise these terms as the site evolves — if we add new kinds of content, change how guides are delivered, or need to reflect changes in the law. The current version is always the one posted on this page, and continued use of the site after a revision takes effect means you accept the updated terms. We don't make material changes quietly in spirit: if we ever alter something significant — the governing law, the liability provisions, the guide licensing — we'll say so plainly at the top of this page for a reasonable period. If a change is one you can't accept, your remedy is to stop using the site; purchases already made remain governed by the terms in force when you bought.
General provisions
If any provision of these terms is found unenforceable, the rest remain in force. Our failure to enforce a provision in one instance isn't a waiver of our right to enforce it later. These terms, together with the Privacy Policy and, for purchases, the Refund Policy, are the entire agreement between you and us about the site. You may not assign your rights under them; we may assign ours as part of a business reorganization or sale, with the terms continuing to bind whoever succeeds us.
